Payment into the escrow account by the buyer:
The buyer transfers the total purchase price including ancillary costs to the escrow account 14 days after signing the purchase agreement.
Alternatively, the buyer can deposit 10% of the purchase price including ancillary costs in the escrow account within 14 days and secure the remaining 90% of the total purchase price by handing over a bank guarantee from a major Austrian bank to the trustee.
Payment to the property developer in accordance with the Property Developer Contract Act - installment plan B:
Payment of the total purchase price is made by the trustee to the property developer strictly in accordance with the Property Developer Contract Act as follows:
10% at the start of construction on the basis of a legally binding building permit
30% after completion of the building shell and the roof of the building section
20% after completion of the shell installation
12% after completion of the façade and windows, including the glazing of the building section
17% after completion of the actual object of the contract (or in the case of agreed early handover of the actual object of the contract)
9% after completion of the entire facility
2% before handover of the actual object of the contract (step by step against security of the buyer through a bank guarantee)

The purchase of the condominiums is free of commission directly from the developer.
The following additional costs are to be paid by the buyer:
- 3.5% land transfer tax
- 0% land register entry fee*
- 1.5% contract preparation costs plus statutory VAT, cash expenses, court fees, costs of any financing, etc.
*Until 30.06.2026, the land register entry fee is 0.0% for main residence justification. The fee exemption applies up to an assessment basis of EUR 500,000 per person. The fee must be paid for the portion exceeding EUR 500,000 per person.
